The Influence of Technology on House Prices

Technology is definitely affecting houses today. More specifically, technology has a direct effect on house prices .

The fact is that every house today is equipped with technology. Most people would consider their lives impossible without technology. It has become a part of their lives; however, it comes at a price. Buying a house with much technological advancement will naturally increase the cost of that house.

Think about it - the hot water for our showers, the air conditioning, and the integrated security systems such as alarm systems, CCTV systems, and IP video cameras. Even the fancy toothpaste, soap, shower gel, toiletries, telephones, video games, and DVD player are all examples of technology that make our lives easier. If present in a house when purchasing it, they will naturally increase the price of the house. The fact is that technology increases a homeowner sense of security. Even the building materials used to make the house are the result of technology.

Technology is responsible for building houses with adequate ventilation, easy and efficient methods of access, and safety from fires, earthquakes, and other natural disasters. Many buildings are built to accommodate the needs of people with disabilities by allowing easy movement into and out of houses. Technology makes this possible.

Apart from technology, there are a number of other factors that influence house prices. The main rule in determining house prices is that the demand for and the supply of houses are directly related to each other. If the demand for houses increases more than the supply of houses, the price of houses will naturally increase. There are a number of factors that can cause the demand of houses to increase more than the supply. Higher wages due to economic growth will result in more people having more money thus being able to afford their own houses. Houses in more desirable locations tend to be more expensive than houses in less desirable locations. Houses with technological advancements and improvements offer convenience. Convenience comes at a price. Therefore, houses that come with technological advancements will be more expensive than houses with little or no technological advancement.
